Market Update

If you have any doubts that spring has arrived in the low county, just take ride through Summerville. It seems like overnight the town just exploded in color as the azaleas started blooming – just in time for the Summerville Flower Town Festival next weekend - April 3-5.

The real estate market is coming to life too – the number of schedule showings in the Summerville market has increased significantly, which means more buyers are looking at homes. Much of the activity can be attributed to first time home buyers looking to take advantage of the $8000 first time home buyer tax incentive which was part of the recently enacted stimulus package. In addition to the tax incentives, buyers are finding incredible deals and interest rates are still unbelievably low - 4.75% for a 30 year fixed rate (Call Avery Greenlee – Carolina One Mortgage at (843) 821-7912)

House of Cards - NBC Special, State of the Housing Market

Last night NBC ran a very well done special about the state of the housing market and how we got into the mess we are in right now.

It appears the root of the problem goes back to the late 90's when the Clinton administration (as reported in the NY Times - September 30, 1999), in an attempt to expand the dream of home ownership to among minorities and low-income consumers, pressured Fannie Mae into expanding mortgage loans to borrowers whose incomes, credit ratings and savings are not good enough to qualify for conventional loans - sub prime loans. 

While it may have been the democrats who initiated the policy that everyone should have the opportunity to own a home, the Bush administration is shown in this documentary supporting the same policyWhile some say it was bad government policy that led us into the crisis, others say it was Wall Street greed - you decide!

 

Finding the Best Home Deals (CBS Early Show, March 26, 2009)

Sales of newly built U.S. single-family homes unexpectedly rose at their fastest pace in 10 months in February, while prices fell by a record margin from a year ago, a government report showed on Wednesday. 

The number of homes sold in the Charleston tri-county area in February 2009 were off significantly from 2008 - 390 compared to 711. The average sales price was also down $255,927 compared to $300,748 - great news for buyers!
